The basic rules between you and this independent community project when you use SafeRent Community.

1. Acceptance of Terms

Welcome to SafeRent Community (the “Platform” or “SafeRent”). These Terms form an agreement between you and the independent SafeRent community project and its platform operator (“we”). The Platform organises information about Hong Kong student apartments and university-operated halls so students can compare accommodation by location, institution and resident experience.

By browsing, searching, registering, posting or reading reviews, or joining an activity, you acknowledge that you have read, understood and agree to these Terms, the Acceptable Use Policy, Privacy and Cookie Policy, and Cookie Preferences. If you disagree, stop using the Platform.

2. About SafeRent Community

The Platform aims to build a public, searchable database of student stay experiences. Current functions include accommodation search and filters, detail pages, ratings and reviews, university accommodation information, a multilingual interface, corrections and review campaigns.

Public reviews reflect the individual publisher's experience and opinion, not our position or advice. Room types, fees, eligibility, places, application dates and check-in arrangements for university halls may change; rely on the relevant university's current official notice.

3. Accounts, Eligibility and Responsibility

Features such as posting a review or joining an activity may require an account. Provide accurate, current information, keep your credentials secure, and take responsibility for account activity. Tell us promptly about unauthorised use.

You confirm that you have the capacity required under Hong Kong law to enter this agreement. Where applicable, a minor should obtain a parent or guardian's consent.

4. User Content and Reviews

You are responsible for reviews, ratings, photos, correction suggestions and campaign entries you post or upload (“User Content”). It must reflect a genuine experience or opinion and must not be false, misleading, unlawful, or infringe another person's intellectual property, privacy or reputation, or breach these Terms or the Acceptable Use Policy.

To operate and promote the Platform, you grant us a worldwide, non-exclusive, sublicensable, transferable, royalty-free and perpetual licence to use, reproduce, display, adapt and distribute User Content, including in search results, featured content and marketing. You retain your intellectual-property rights. The licence survives deletion to the extent the content has already been lawfully used.

A “Verified Student Review” means its publisher completed the institution-verification process available at that time. We determine the reasonable method, criteria and scope. A verification label does not guarantee the accuracy of the review itself.

5. Review Activities and Promotions

We may run review activities or judged contests. Each has separately published activity or competition terms covering eligibility, entry, judging, prizes, period and restrictions. Those specific terms prevail for that activity if they conflict with these Terms. We will not describe or operate a skill-based judged contest as a random draw.

6. Intellectual Property

The Platform's original text, design, trademarks, logos, software and databases belong to us or our licensors. Unless expressly allowed here or agreed in writing, you may not copy, adapt, distribute, reverse engineer or use them commercially.

7. Prohibited Conduct

Do not engage in conduct prohibited by the Acceptable Use Policy, including false reviews, impersonation, rights infringement, interference, unauthorised automated access or bulk scraping, or other unlawful or Terms-breaching conduct.

8. Disclaimer

The Platform and its accommodation data, reviews and university-hall information are provided “as is” and “as available”. To the fullest extent permitted by law, we give no express or implied warranty of accuracy, completeness, currency, uninterrupted or error-free operation, security, merchantability, fitness for purpose or non-infringement. Use your own judgement and accept the risk of use.

9. Limitation of Liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, punitive or consequential loss arising from use of, inability to use, or reliance on the Platform. Our aggregate liability, if any, is capped at the amount you actually paid to use the Platform in the 12 months before the event.

Nothing excludes liability for fraud, death or personal injury caused by negligence, or liability that cannot lawfully be excluded or limited.

10. Indemnification

To the extent permitted by law, you agree to indemnify us and people involved in operating the Platform against claims arising from your breach, User Content infringing third-party rights, or unlawful use.

11. Suspension and Termination

For reasonable cause, including breach, misuse or a legal requirement, we may remove content, restrict functions, suspend or terminate an account. Provisions that by nature should survive—including content licences, disclaimers, liability limits, indemnification and governing law—remain effective.

12. Changes

We may update these Terms and publish their effective date. We will use reasonable efforts to notify you of material changes. Continued use after they take effect means you accept the revision.

13. Governing Law, Contact and Platform Status

Hong Kong SAR law governs these Terms. Disputes are subject to the jurisdiction of the Hong Kong courts, without affecting mandatory statutory rights.

SafeRent is currently an independent community project, not an official representative, agent or recognised body of any university, hall or accommodation operator.
